  • Goal is to achieve ten percent of costs

Multi Family:
  • Prince range from  $200,000 to $5,000,000
  • Value add properties or stabilized yield of 6% or better
  • Properties 1950 or newer unless operational systems have been recently upgraded

Mobile Homes:
  • Prince range from  $200,000 to $5,000,000
  • Prefer mostly Tenant Owned Homes or Park Owned Homes with a "Rent to Own Program" in place
  • Prefer City own utilities
  • Yield of 6% or better
  • Value add properties are welcomed.

For over forty years, Rick Del Carlo and Cocaris Real Estate Group have successfully created over $2 billion in real estate value throughout the United States. As an investor, purchaser, and manager of distressed and value-add single-family homes, Rick has created more than $16 million in residential value. This includes the development of countless projects from acquisition to stabilization, including more than 350 residential remodels.

Rick is a licensed California real estate broker since 2002. He holds a B.S. in Urban Planning and Design from the University of Southern California. He completed post graduate studies in Light Construction and Development Management at the University of California, Irvine.
